[email protected], formerly known as Smithfield Distribution Centre is a 7.9 hectare parcel of land in the central western Sydney industrial market of Smithfield, 10 kilometres south of Parramatta and 24 kilometres west of Sydney’s CBD.

Estate overview

Redevelopment of the estate transformed the older style 43,414 sqm distribution centre into a multi-unit industrial powerhouse, with eight tenancies across two buildings, providing 46,344 sqm of space. The tenancies were designed to maximise flexibility, with units ranging from 4,000 - 7,000 sqm, which catered directly to the areas industrial demand. The estate is 150 metres from the Cumberland Highway and has direct connections to the M4 and M5 Motorways, unlocking fast last-mile delivery.

Each unit comprises of modern, flexible warehouse and office space, with a warehouse ridge height of 13.7 metres and a mix of recessed and on-grade docks, 15 metre awnings, separate car and truck access, and generous estate parking for 253 cars.

Sustainability

Built with a focus on sustainable construction, some of the key sustainability features included in the build were:

  • Solar array with a capacity of 1.14MW which will reduce the customer grid use by up to 40%
  • EV charging allocated to 10% of the estate's car spaces
  • LED lighting throughout the warehouses.
