Rosebery was named after Archibald Phillip Primrose, Earl of Rosebery, and Prime Minister of the United Kingdom in 1894-95. The suburb was named in his honour after his visit to Australia in 1883. The suburb was formerly the site of the Rosebery Racecourse which was established in 1906. It was converted to an army camp during World War II. After the War, the racecourse reverted to a training track used by the Sydney Turf Club.

The warehouse was constructed in 1921 as a dye works, felt mill and hat factory for RC Henderson Pty Ltd, a noted producer of ladies’ hats in Sydney, operating from 1905 into the 1950s. The company made felt hats, panama hats and straw hats, along with ladies’ millinery. As its business expanded, RC Henderson purchased land on Hayes Road in Rosebery in 1920 to establish its dye works and felt mill, as well as a factory to process the material for straw hats.
Our approach for this project was to touch lightly. To keep what could be kept and to add as little as possible. Our aim was to minimise waste of both resources and capital through a holistically considered design process that takes into account all stages of the project’s life.
The industrial heritage of the site was celebrated through the use of materials – timber, metal and brick. Refined finishes paid tribute to the original craftsmanship of the building heritage as a hat manufacturer that specialised in woven straw and felt hats. These finishes included woven metal work, hand stitched leather details and solid timber joinery, hand finished with expressed connections.

Inspired by a five-star boutique hotel, The Hayesbery delivers a high quality, personalised service representative of our brand. The whole experience has been designed with excellence in mind, starting with the lobby where warm, neutral tones and sophisticated finishes contrast the rugged industrial shell.
With a full time concierge on site to support our own people and guests, the personalised experience is designed to represent the customer service ethos and values associated with our brand.
Inspired by great Italian coffee, Biretta’s is our own on-site coffee spot, serving Campos coffee from 7:30am until 11:30am each day.
Space to work is Goodman's activity based working model- a contemporary, evolving and flexible workplace tailored to suite the operations of Goodman's business and our people. The Hayesbery embraces different spaces to allow for greater work-life balance, diversity, reduced travel time and overall efficiency and collaboration.

The Lobby is a warm and welcoming space.
The Concierge provides access and welcomes guests, settling them into the allocated meeting room and serving drinks from a beverage menu.
The Concierge is available to assist with any queries between 8:00am and 5:00pm.
The Ackland building is NSW Heritage listed and has been adapted and developed for re-use.
This space includes the lobby, external and internal meeting rooms, communal café, workspaces, utilities room, storage/package pick up room and bathrooms.
Connecting the buildings and the indoor and outdoor spaces is a pedestrian courtyard and an internal laneway.
Just past the Laneway is The Atrium, incorporating large trees into the interior to connect to the outdoors and anchor the large volume of space. The result is extraordinary – creating the impression that the trees are as old as the buildings themselves, and the furniture has been added around them.
The Pauls building is directly opposite the Ackland.
It has a number of formal and informal spaces and includes our on-site tech bar which offers personal technology support.
The approach to technology is to seamlessly integrate the latest tech features into the workspace to support efficiency and productivity.
The Akubra is a multi-purpose space where teams can collaborate, training can run seamlessly and transforms into a casual event space.
With large opening doors the space flows out onto a courtyard, with a full kitchen and bathrooms, it’s ideal for functions.
There are multiple car parks available, from our on-site car park offering 30 car spots including eight EV charging stations and ample bike racks to our valet parking option located on Dunning Ave.
Promoting health and well being, the on-site wellness centre is a fully operational gym with a light and open studio space to enjoy yoga, pilates or meditation.
Instructor led strength training and circuit classes are available at certain times.
Our end of trip facilities include a change room with lockers, ironing stations, and 10 individual shower suites. These are fully equipped with shower, vanity and toilet, as well as hairdryers, body wash, and shampoo and conditioner.
Technology has enabled Goodman to move forward into a new way of working. Our approach to technology is to be seamless and support our people in the environment that they choose to work in – whether from home, satellite office or in The Hayesbery.

The latest in video conferencing brings us together in an instant, wherever we happen to be working from.
And we’ve created an onsite tech support bar, to provide support when its needed.

The Hayesbery is located in Rosebery in South Sydney, which is home to our first investments and now Goodman Australia’s new flagship workspace. Perfectly located near Goodman's extensive South Sydney property portfolio, the area has undergone a stunning transformation over the past decade, and there are even more changes on the way.
What use to be dominated by industrial, has since been transformed with the construction of new developments, activating the night and day life. Hidden among Rosebery’s quiet leafy streets are some of Sydney’s most popular cafes, bakeries, bars and retail stores – just waiting to be discovered.
Only one block away, The Cannery brings together a mix of restaurants, bars, greengrocers, butchers, bakers, coffee roasters, artisan food, design, fitness studios, services and experiences.
Previously home to the Rosella Soup Cannery, the space is a revived, character filled warehouse that blends the old with the new.
