Goodman and Taylor set to commence construction at Rosebery Engine Yards

Wednesday, 16 November 2022

The 1.9 hectare site stretches an entire block in Rosebery and is one of the largest heritage brownfield developments in the area.

Rosebery Engine Yards will be a modern, sustainable workspace with soaring sawtooth ceilings, retained timber and steel framework and exposed bricks. The site is defined by a large-scale, single storey floorplate and NLA of 11,650 sqm. It transforms unused industrial space, and supports circularity by reducing, recycling and reusing existing resources.

Rosebery Engine Yards will feature internal and external landscape spaces creating an ideal environment for people and ideas to flourish. The original sawtooth roof and large skylights will help create a variety of light-filled spaces, and attractive working conditions.

Once complete, the development will comprise state-of-the-art commercial and showroom tenancies, a childcare centre, retail food and beverage precincts, end-of-trip and parking facilities.

A leader in environmental social governance, Goodman has long-term, people-focused, sustainable approach that leads to positive outcomes for businesses, stakeholders and the world more broadly. In line with their Sustainability Strategy, Goodman aims to achieve a 5 Star Green Star Design and As Built v1.3 rating with this development. Sustainability features include rooftop solar, electric vehicle charging, green power, recycled materials, energy and water monitoring systems, rainwater retention for landscape irrigation, daylight harvesting, LED lighting and more.

Jason Little, CEO Australia, Goodman Group said: “Rosebery Engine Yards is a great example of regenerating an existing site, reusing finite materials and reducing waste, and construction emissions. The property is located in Rosebery which is fast becoming one of Sydney’s edgiest lifestyle destinations. It’s home to vibrant food and drink precincts, eclectic cafes and boutique providores.”

Taylor’s Refurbishment and Live Environments division has been chosen by Goodman to deliver the Rosebery Engine Yards project, which is defined by three parcels:

Parcel A - structural modifications, a new childcare centre, car parking and cafe

Parcel B - end-of-trip facilities, commercial/showroom tenancies, a new loading dock and plant rooms

Parcel C - a public through site link, commercial/showroom/ food and beverage tenancies, signage, internal and external landscaped areas.

The project is scheduled to commence November 2022 and is targeting completion in October 2023.
